  • Assist and coordinate with Attorneys regarding collection of past due accounts
  • Prepare Certificate of Rent Paid for all Tenants

 MAINTENANCE

  • Provide 24-hour emergency maintenance
  • Conduct property and unit inspections
  • Coordinate maintenance of units,buildings and grounds
  • Coordinate and assist with related insurance claims
  • Collect and submit bids for services
  • Coordinate turnovers
  • Act as liaison between owner and vendors

TENANT PLACEMENT AND LEASE ENFORCEMENT

  • Pre-screen and show all prospective tenants
  • Conduct thorough screening and background checks of all applicants
  • Collect security deposit prior to move-in
  • Review and sign lease with tenant
  • Enforce all provisions of lease terms
  • Manage all lease violations
  • Handle all tenant calls

MANAGEMENT SOFTWARE

  • Multiple communication functions (broadcast notices, newsletters, etc)
  • Tenant Portal: Pay  dues and, submit maintenance requests, and view account  online
  • Owner’s Portal: Receive and view monthly reports

TENANT PLACEMENT

  • Advertise home for rent.
  • Conduct showings and screen applicants
  • Sign lease and assist with move-in
